Thank you for purchasing the Dual Seal Drain™ system.
As you may know, water inltration in a basement can be a serious and
costly problem. By purchasing the Dual Seal Drain™ system, you are on the
road to a complete solution. The unique, patent-pending Dual Seal Drain
system is designed to detect water within the perimeter of the basement
when it enters from a rainstorm or other leak source. The Dual Seal Drain
system is designed to be installed over any existing basement or crawl space
drainage system or over a oating oor gap. There are many applications
for this product. Once installed, the customer can either visually inspect
and monitor the drain for leaks or purchase a leak detection system that
will notify the customer should any leaks occur. Such leak detection systems
range from simple battery-operated audible alarms to more sophisticated
Wi-Fi enabled cable detection systems.
If you have the necessary skills, you can install the Dual Seal Drain system
yourself or you can hire a licensed contractor to install it for you. Regardless
of which option you choose, a licensed plumber must be used if a sump
pump and collection basket are to be installed as well. Please keep in mind
that there are both state and local codes and regulations to be complied
with and that any plumbing work requires compliance with those codes and
regulations.
The Dual Seal Drain system is the only system that, when installed properly
and used with an effective monitoring system, can detect leaks from the
foundation, walls (including pipe leaks in the wall) or windows, before
severe damage to the affected area occurs. By preventing severe damage to
the basement walls and/or oor, the need for costly repairs or replacement
may be eliminated.

I. Before Installing The Dual Drain™ System
A. Level of Expertise
Regardless of whether you intend to install the Dual Seal Drain
system yourself or use a professional contractor, the installer should
have experience working with masonry and working with a drain tile.
That expertise is needed to determine the best and most effective
way to prepare the pit so that drainage is most efcient and effective.
An experienced professional contractor who has the appropriate
knowledge should be able to identify where water leaks are most
likely to occur, whether from sewer pipe or water line penetration,
foundation leaks, window leaks and/or leaks from cracks in the
foundation.
B. Description, Disclaimer and Limited Warranty
DESCRIPTION
The Dual Seal Drain system is a unique application designed to assist
in the early detection of small leaks that may occur in basements
or crawl spaces. The Dual Seal Drain system provides an accessible
track at the base of the foundation wall for water to ow should such
a small leak occur. Please note that this system was not designed to
mitigate sudden large ows of water (ooding), nor is it capable of
doing so. In that regard, the Dual Seal Drain system is intended to
be used as a complement to a full basement waterproong system,
which typically include the use of a “French Drain” and one or more
sump pumps to address such sudden, large ows of water. In other
words, one should think of the Dual Seal Drain system as a low cost
“Early Warning System” that will assist in detecting small leaks before
they become large problems. Further, because the Dual Seal Drain
System is not a water mitigation system, it is intended for installation
in dry basements or crawl spaces, not wet ones.
The end user of this product, whether a homeowner or owner of a
commercial property, can further enhance the use of the Dual Seal
Drain system by having sensors and an alarm-based monitoring
system installed at the time the Dual Seal Drain system is installed.
Such monitoring systems range from very basic, battery-operated
sensors and monitoring devices to sophisticated sensors and monitors
that utilize WiFi technology. Regardless of the type of monitoring
system selected, the sensors should be located wherever a potential
leak could develop.
The Dual Seal Drain system was also designed to help mitigate the
intrusion of harmful gases or vapors into the basement or crawl space.
When properly installed by a licensed contractor, the Dual Seal Drain
system will help seal out such gases or vapors.

We recommend that the end user of this system obtain a radon test
of the area where the Dual Seal Drain system is installed, especially
if harmful levels of such gases or vapors were previously detected,
to conrm that the installation of the Dual Seal Drain system is
effectively mitigating any such intrusion.
DISCLAIMER AND LIMITED WARRANTY
As noted above, while the Dual Seal Drain system is designed to detect
and mitigate small leaks that may develop in a basement or crawl
space, and provides the end user the opportunity to be informed of
such leaks if the end user also has an appropriate sensor and alarm-
based monitoring system installed, the Dual Seal Drain system is not
designed to prevent leaks from occurring, nor is it designed to address
sudden, large ows of water should major ooding occur, whether
caused by a burst pipe, storms, or any other circumstance that could
cause such ooding. In addition, while designed to help lessen the
intrusion of harmful gases or vapors, no assurance can be given that
no such intrusion will occur even after the Dual Seal Drain system is
installed. That is why we recommend that appropriate radon testing
be conducted following the installation of the Dual Seal Drain system.
Accordingly, the only warranty given by the manufacturer of the Dual
Seal Drain system is as follows:
DUAL SEAL DRAIN LLC, A NEW JERSEY LIMITED LIABILITY
COMPANY (“MANUFACTURER”) HEREBY WARRANTS THAT WHEN
SOLD THE COMPONENTS INCLUDED IN THE DUAL SEAL DRAIN
SYSTEM WILL BE FREE FROM DEFECTS FOR A PERIOD OF NINETY
(90) DAYS FROM THE DATE OF SALE OF SUCH COMPONENTS.
FURTHER, IF MANUFACTURER ALSO INSTALLS THE DUAL SEAL
DRAIN SYSTEM AT AN END USER’S LOCATION, MANUFACTURER
WARRANTS THAT SUCH INSTALLATION WILL BE PERFORMED
IN A WORKMANLIKE MANNER. MANUFACTURER GIVES NO
WARRANTY AND ACCEPTS NO RESPONSIBILITY OR LIABILITY
REGARDING (I) THE PERFORMANCE OF ANY MONITORING
SYSTEM WHICH THE END USER MAY HAVE INSTALLED BY A
THIRD PARTY; (II) THE WORKMANSHIP OF ANY INSTALLER
OTHER THAN MANUFACTURER; OR (III) THE PERFORMANCE
OF THE DUAL SEAL DRAIN SYSTEM AS A WATER AND/OR
GAS/VAPOR LEAK DETECTION AND/OR MITIGATION SYSTEM.
MANUFACTURER’S SOLE LIABILITY UNDER THIS LIMITED
WARRANTY IS THE REPAIR OR REPLACEMENT OF ANY
COMPONENT OF THE DUAL SEAL DRAIN SYSTEM THAT IS
DETERMINED TO BE DEFECTIVE DURING THE 90-DAY PERIOD
FOLLOWING THE DATE OF SALE OF SUCH COMPONENT.

THE WARRANTIES AND REMEDIES CONTAINED HEREIN ARE
EXCLUSIVE AND IN LIEU OF ALL OTHER WARRANTIES, WHETHER

ANY WARRANTY OF MERCHANTABILITY OR FITNESS FOR A

YEAR FROM THE ACCRUAL OF THE CAUSE OF ACTION.
THIS LIMITED WARRANTY GIVES YOU SPECIFIC LEGAL RIGHTS
AND YOU MAY ALSO HAVE OTHER RIGHTS, WHICH VARY FROM
STATE TO STATE. PLEASE NOTE THAT SOME STATES DO NOT

C. Safety
1. Utilize all Proper PPE to protect yourself from injury or accident
during the installation process.
2. Assure that power tools, when not being used are unplugged and
stored away.
3. Read this installation manual completely for safety information.
4. Make sure your work area is free of debris, nails, etc., prior to
beginning installation.
5. Select an appropriate installation location for the collection
basket and discharge line to remove any water by pump,
including the appropriate location for the pump, control panel
and oat.
6. To be effective, the Dual Seal Drain system must be installed
inside the perimeter walls of the basement and any areas with
possible leaks.
7. WE ARE NOT responsible for any structural defects or other
unforeseen circumstances during the installation process.

II. What You Need to Install
A. Basic – Install on oor with glue
1. Tape measure to determine lengths of pipe
2. Portable circular saw or hacksaw or chop saw
3. Caulk gun for glue
4. Shop vac
5. Push broom
6. Hand broom
7. Tarps to protect the oor of the work area
8. Ramset nail gun if attaching to wall with 1" nails
9. Cordless drill if attaching to foundation with screws
10. Basic hand tools
B. Unlevel Floor – Recessed installation in concrete – up to 2" nails
1. All tools from Basic install (see above)
2. Jackhammer to break out trench
3. Trowel and Cement for basket/trench
4. Mixing pails for epoxy/buckets

IV. Planning Where to Place the System Components
A. Depending on where leaks may occur, the drain pipe should be
placed at the base of the foundation wall, throughout the basement,
or in other possible problem areas.
B. The Collection Basket – sold separately
Determine the location for the collection basket. There may be
only one logical choice based on the basement size and equipment
layout. If there are choices, pick an area with the closest or easiest
proximity to your desired discharge location
V. Installing
A. Before you begin installing the system, you MUST vacuum all excess
debris and water from the basement.
B. Open the boxes containing all the Dual Seal Drain system (DSD)
components needed for installation. (See illustrations on page 5.)
C. Set up the DSD pipe B and the 90º DSD inside and outside corner
ttings C/D around the perimeter of the basement to measure
for cuts.
D. Mark the DSD pipe and make the appropriate calculated cuts using
a proper saw. (We recommend marking with a silver Sharpie™.)
E. Once cuts are made, apply two beads of glue to the bottom and
backs (where the ridges are) of each of the needed DSD components
(one at a time, starting with a DSD corner) and secure them to the
slab and the foundation.
F. Glue on the inside of the DSD J-Coupling E and slide onto each
section where the DSD pipes and the DSD corners meet to join them
together.
G. Apply glue to the DSD Seal Cap F (same as the DSD End Cap)
and afx to the top of drain (centered over the seam) to seal each
section of the DSD pipe and DSD corners.
Note: The DSD L-Corner Flex G is used for ...
H. The nal step is to apply glue along the top and bottom of the entire
perimeter of the Dual Seal Drain system where walls (foundation)
and oors (slab) meet.
See pages 7 and 8 for photo examples.

Remove all water and debris
from entire perimeter.
Place all DSD components
as needed around perimeter.
Apply 2 beads of glue along ridges of
DSD Corner (base and back).
Apply 2 beads of glue along the ridges of
DSD pipe (back).
Place DSD pipe securely with
DSD Corner against the wall and oor.
Glue DSD Seal Cap and place over the seam
between DSD pipe and DSD Corner.
Place each glued DSD Corner
securely in position.
Measure and mark DSD pipes accurately
and then cut evenly.
Apply 2 beads of glue along the ridges of
DSD pipe (base).
